Private developer is building the newest Loudoun Library.
A new office building has broken ground at Stone Ridge near Southe Riding.
The first two floors of the building will be the Gum Spring Library.
Foreshadowing what Loudoun expects from its new town center projects, the Gum Spring Library is the first of Loudoun’s developer/county gov. iniatives where the developer, as part of agreed upon proffers for construction approval, builds the county a public facility.
Dominion Valley developers built several ball fields in the vicinity of their development in Prince William County’s Haymarket VA yet building buildings takes proffers to a new level.
While Van Metre builds the building–which it will then deed to the county, Loudoun taxpayers have voted yes on a debt bond for $7m which will be added to $3m for the $10m finisheing out the interior of the library is expected to cost.
In this case, the library construction was delayed as Stone Ridge developers worked out construction financing.
Tenants have not yet been announced for upper floors.
Stone Ridge’s garden condos, a signal for some of the busted residential market in Loudoun, have revved up and are beginning construction of the new phase.
