New Bristow Village in Bristow VA is a newly built, new contemporary community that is 90% sold out.
Where is New Bristow Village?
- I-66 West.
- Prince William Pkwy/234 south.
- Nokesville Road WEST.
- Just past Vint Hill Rd on left side.
Or south of the junction of Vint Hill, Linton Hall and Nokesville Roads in Bristow VA.
Well Sited
New Bristow Village is one of the best laid out subdivisions I’ve seen in the Dulles area.
A lake forms the centerpiece of the community. Strollers walk around the lake with a bird sanctuary island in the middle to the large club house and pool area which hosts tennis, basketball and a playground.
Several village greens or pocket parks dot each section.
Shops
A retail/office center will eventually be constructed at the north end of New Bristow Village. The square will host typical retail with office space above across Nokesville Rd. from the recently opened Bristow Center, anchored by Harris Teeter Grocery.
Also recently opened is a new SuperTarget shopping center down Nokesville Rd.
VRE
A VRE rail station a mile or so away is the reason “75% of the buyers purchased here” according to the sales agent.
The Broad Run VRE rail station is the end station on the Manassas line from Union Station in DC and offers direct service to Old Town Alexandria and Arlington’s Crystal City office district.
The Broad Run station is not walkable from New Bristow Village and only marginally bikable due to heavy auto traffic on narrow 2 lane roads.
This development started in 2007 so it quite impressive indeed that it is nearly built out as other subdivisions hold less buyer appeal.
New Contemporary, Smaller Lots
The new contemporary style developments are popular in the Dulles area.
10 years ago, portions of the large planned community of South Riding, along Route 50, south of Dulles Apt. were designed with rear garage entries and alleyways. The tightly packed detached homes fronted the street in a 1940s style walkable neighborhood that has great appeal to 21st century buyers. Nearby, Stone Ridge has similar layouts. Behind Dulles, Brambleton also has some pockets of this style as does Piedmont Parks in Haymarket VA.
None have the layout appeal of New Bristow Village however with its lake as the centerpiece and mix of housing and curving streets.
Similar styles in Arlington exceed $1 million-on equally small lots.
When the retail is developed, it will be a true walkable village–even though most of the residents will still likely commute–many to DC.



Trains, Planes and a Battlefield
As with most of the western suburban land in Northern Virginia, New Bristow Village’s land was used as an encampment during the civil war-mostly by confederate forces who choose the higher elevation as protective topography.
Despite the lookout location, high above the surrounding landscape, a skirmish occured as small bands of union sympathizers made hit ‘n miss attacks. This battle is commemorated in a preserved woodland and field area adjacent to the southern end of the community.
Most available lots are near train tracks on which 16 daily freight trains pass. Train whistles are heard throughout the community but clack-clack of the train tracks are heard at the open meadow southern border of NBV. Potential residents will need to decide if this aspect is as comforting, small town feel and daily rhythm or a distracting nuisance. Many have told me it is an appealing aspect in dull suburbia.
Additionally, the neighborhood, on a rise above the easterly landscape, hears muffled plane engines from the Manassas airport nearby.
There are no plans to build out the remaining townhouse rows at this time (about 4 rows unbuilt near the planned retail area) but single family detached homes are selling in the high $300s to low 400s (k).
