newbristowvillagemorrisfarm1108-252Morris Farm is the Golden Triangle’s largest unfinished housing development with about 80% of lots built.

With a Gainesville VA postal address off newly widened (4 lanes) Linton Hall Road, this planned development has completed the majority of promised amenities.

Where is Morris Farm?

  • I-66 west.
  • Exit US 29/Gainesville.
  • Left/south on Linton Hall Road.  This is a major intersection as site of the Virginia Gateway shopping complex.
  • Right at Rollins Ford Road.  Proceed to the rear of the community.

Left on Glenkirk, southwest, drivers pass the Lake Manassas Dam, the largest in Northern Virginia.

Morris Farm lies uphill from the floodplain.

Most of the uncompleted lots are single family detached custom homes or mid range.

The townhouse section saw rows of for sale signs last winter but there are non available now–either newly built or resale.

The townhouse elevations/facades are identical to those found in Lakes at Red Rocks in Leesburg VA.

Queen Anne, Pool/Fitness Trail/Nature Preserve

The Queen Anne style of architecture is uniquely available at Morris Farm in the larger custom home area under construction.

newbristowvillagemorrisfarm1108-277Morris Farm’s pool is set quite a distance from almost all of the built residences.  Once they get there however, the pool area is one of the nicest in the Dulles area set on a hill overlooking a valley nature preserve.

Paved walking paths circle the valley which appears as a meadow but is advertised as “wetlands”.newbristowvillagemorrisfarm1108-293

MRIS reports:

1 single family detached, 3200 finished square feet, 305 unfinished basement square feet, 2 car garage, built 2005, $285,000 list price–Short sale. $144/mo HOA fee.

Several builder spec homes:  $280-431K, attached single family and detached SF are available for immediate move-in.

The northern section of the community is built in the New Contemporary Fashion seen in nearby New Bristow Village and in Loudoun County’s Stone Ridge and South Riding communities.

A village square park and a public elementary school complete the public space.

Neighbors, Rail Transit

Victory Lakes, Lake Manassas and Saranac are also nearby.  As is the new Wegmans.

The HOA fees near $150/mo. are high for the area.  Most townhouses and single detached homes range closer to $75/mo.

Golf Course Communities exceed $250/mo. + range.  Morris Farm does not have a golf course though many nearby are available including Lake Manassas Country Club.

The VRE Broad Run station is located about 5 miles south and runs to Alexandria King St, Crystal City/Arlington, L’Enfant and Union Station in DC.  45-60 minutes.  MANASSAS line.newbristowvillagemorrisfarm1108-2571
